We will help you by taking care of all the structural work required by Building Control for a diy loft conversion in the Cardiff area .As experienced loft converters who have worked all around South Wales converting all kinds of lofts for the last eight years, i am now offering a diy solution for those wishing to take on a project like this, or would simply like all the structural work done.
The first thing you will need to do is to determine the amount of headroom that you have in your loft, before you start any work. As a guide a finished loft room needs two metres head height, so a loft space with a height of 2.4 metres or more would be ideal for a loft conversion.
The next thing to work out is where your new fitted staircase would go. Ideally stairs over stairs works best without loosing a box room or eating into a bedroom. This i can advise on as its a quick calculation with a tape measure to see if it will fit.
Next its the paperwork and formalities and time to start spending some money. A Structural Engineer will need to make a visit to determine the size of steel RSJ beams and no required to support your new loft floor. They will also calculate the roof loadings and supply you with a set of the finished Structural Calculations usually in two to three weeks. As a guide a cost of £350 should be expected for this service. Building Control now charge £450 plus for their service, this does include site visits by a Building Control Officer during the building of your loft conversion. Where he will check the various stages as the build progresses signing off each stage as they are checked. This is a crucial part of the conversion process and will result in a Completion Certificate being awarded to the homeowner on completion of your loft conversion, with all stages checked and passed off. We have worked closely with Building Control over the years and have built up a good working relationship.
This is by no means a difinitive guide it is more of a guide in the right direction for those with little or no knowledge of loft conversions, who would like to take on the managing of a project like this.
